There is a heavy focus towards Real Estate Finance in which the London Branch has significant experience. The current Real Estate Finance book stands at circa €3.5 billion.
Transactions are typically highly structured in nature, reflecting a strong knowledge of the commercial property market, an ability to remain flexible and a desire to create the best package for our clients.
The London Branch has structured and managed lending into the main Continental European markets, including France, Germany, Belgium, the Netherlands, Italy and the Czech Republic.
The London Branch has significant lending experience on Development and Investment deals, including:
- Office
- High End (Prime) Residential
- Mixed Use and Regeneration Schemes
- Warehousing and Industrial
- Retail
- Leisure
- Site financing (including without planning)
- Hotels
Typically many of the transactions are highly structured in nature. Clients are domiciled not only locally but also offshore, for which the London Branch has established strong relationships with trusted offshore advisors.
Additional financing structures including Islamic (Shariah Compliant) Finance can also be offered, and – on a selective basis – Mezzanine Finance in both Development and Investment situations.
The London Branch has the ability to underwrite most transactions on a sole-underwrite basis, although Postbank retains the right to syndicate.
Typical deal sizes are between £20m - £150m, are non-recourse and range in length from one year through to 10 years. Terms are dictated by the aspirations of the client and the type of Property transaction being considered.
Interest-only and amortisation holidays are often provided.
